Maintenance Project Manager - Lakewood
Job Description
Position Summary:
Manages and completes maintenance and custodial duties. Involved in building repairs and equipment repairs. Leads sanitation control and checks for safety hazards. Oversee physical facility, maintenance systems, property and asset protection and construction projects.
Essential Functions:
1. Develop and maintain annual and quarterly maintenance work plans.
2. Oversee the ordering and management of maintenance and custodial supplies for all facilities.
3. Provide oversight and direction to the maintenance, housekeeping, and custodial staff as directed by the supervisor.
4. Collaborate with the leadership team to develop an annual branch repair and replacement plan.
5. Insure the readiness of and viability of back-up electrical system to provide essential services to staff and guests.
6. Oversee major and minor construction projects from conception to completion, ensuring milestones, deadlines, and punch lists are met.
7. Conduct facility audits and safety inspections to ensure compliance with safety requirements; document findings through formal reports.
8. Develop and implement inventory control procedures.
9. Create and maintain preventative maintenance procedures and Standard Operating Procedures (SOPs).
10. Ensure the protection and proper care of assets, including minimizing inventory shrinkage.
11. Maintain open communication with staff and leadership when planning maintenance projects to avoid conflicts with scheduled YMCA events.
12. Plan and schedule preventive maintenance and repairs to minimize disruption to guests and scheduled events.
13. Inspect YMCA vehicles for safety issues, damage, and cleanliness.
14. Ensure compliance with all local, state, and YMCA safety regulations, including maintaining proper documentation and vehicle maintenance schedules.
15. Manage telecommunication and IT equipment.
16. Supervise the night and weekend maintenance staff person.
17. Develop and maintain a maintenance program for all YMCA vehicles, including scheduling maintenance and repairs in the System of Record.
18. Insure that the water system is designed and maintained to provide for all current and future domestic and firefighting requirements. Provide all information required by government agencies.
19. Monitor and evaluate the security of the entire Branch operation to insure the safety of staff and participants and to prevent damage to facilities.
20. Maintain records as to the condition and serviceability of all facilities. Advise Facility Director and Executive Director of needs in time to plan for the repair and or replacement within budgetary limitations.
21. Assists in control of sanitation for swimming pool and spa including vacuuming and filter care.
22. Assists in checking Branch operation for safety hazards and reports any deficiency.
23. Must demonstrate knowledge and experience in the following areas:
- Strong construction framing experience
- Basic electrical wiring principles
- Strong understanding and enforcement of Cal-OSHA work safety regulations
Other Job Duties:
1. Record and report all necessary repairs in the System of Record (NODAF); perform or coordinate repairs as needed.
2. Performs heater filter changes.
3. Attend all staff meetings, trainings and other YMCA functions as required by Supervisor.
4. Support YMCA fundraising initiatives, such as the Annual Campaign, to provide financial assistance and expand program access for families in need.
5. Must be at least 21 years old, hold a valid California Driver’s License, and be insured to drive in California without restrictions.
6. Perform other duties as assigned, including but not limited to:
- Event setup and cleanup
- Janitorial and custodial tasks
- Landscaping and grounds maintenance
- Emptying trash, washing windows, and power washing showers
- Drain cleaning and office relocations
- Minor electrical work and construction
- Biohazard cleanup and grocery shopping

Qualifications:
1. Five (5) or more years of related construction, facility and/or property experience required.
2. Ability to read and interpret instructions, procedures, manuals, and other documents.
3. Ability to report and record maintenance requests.
4. Basic understanding of the upkeep and care of equipment.
5. Criminal Clearance, health screening with TB test.
6. CPR and First Aid preferred.
7. Must have one year of experience with custodial or janitorial experience
Working Conditions:
Environmental Factors: Indoor and outdoor facilities (e.g. childcare and recreational sites); exposure to heat, cold, potentially hazardous chemicals, toxic materials; work on slippery or uneven surfaces. Noise level is usually moderate to loud. While in this position the employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to high, precarious places.
